Here's how our unique process works for you:

 

1.       Program Orientation

Step one, is an in-depth, in-person interview to discuss your wants and needs for your next home. 

Most Realtors just want to know how much you want to spend, and how many bedrooms & bathrooms you want, so they can put you on a canned email program and hope you find something on your own and then call them to buy.  They usually can’t be bothered to meet with you, unless you are ready to buy . . . today.

We want to make sure that we fully understand what you are really looking for.  What does your dream home look like?  What does your dream home feel like?  What kind of neighborhood do you want to live in?  We will spend as much time with you as necessary to really understand the actual character of the home and neighborhood that is ideal for you.   We custom tailor your home search just for you.

2.       Exploratory Tours

We schedule one or more exploratory tours to show you a variety of homes in a variety of neighborhoods, so you understand all the options you have!

These exploratory tours are not selling tours.  These tours are to expose you to many different possibilities.  You will also begin to gain a good “relative sense of value.”  In addition, this helps us gain a deep understanding of what you like, and more importantly, what you don’t like.

We take the necessary time to get to know you, your preferences so we can better serve you.

3.       Good Homes are Hard to Find!

We make sure you don’t miss any potential homes.  Once we have solidified your criteria, we set up dally surveillance for every property that comes close to your preferences.  We leave no stone unturned.  We search of more than just the active MLS listings.  We also research;

  • ·         Foreclosures;
  • ·         Distress sales;
  • ·         Bank-owned properties;
  • ·         Lease-to-Own properties;
  • ·         Income and Combination Income Properties;
  • ·         Off-market properties;
  • ·         New Construction
  • ·         For sale by owner properties;
  • ·         Auction Properties
  • ·         Company-owned properties; and
  • ·         New-to market homes before they go into the MLS.

4.       Financing

A.    We help you obtain financing commitments from top-rated “direct lenders” not “mortgage brokers.”  What is the difference?  Mortgage brokers do not perform in-house underwriting and therefore they cannot issue a true loan approval which you can rely on.  A direct lender is the only one that can issue true pre-approvals.

B.    We can assist in applying for free, state & local homebuyer grants and bonds that can be used for down payments and closing costs.  If we can get you qualified, this can be an incredible opportunity to buy a home for little or no money down.

C.     If you are looking for a handy-man special or fixer-upper, but don’t have the cash to both buy and remodel?  No, problem, we can guide you to specialty rehab loans that bundle the purchase price and renovation costs into a single loan.

D.    We can also get you pre-approved for a loan so you can have the buying power of “cash” even though you would be getting a loan.  You can then compete with the all-cash buyers to get the very best prices from anxious sellers.  This alone can help you save thousands on your purchase.  This is awesome.

E.    If your credit report is not so good, we can get you connected with credit repair professionals who will work with you.  They will get your FICO scores elevated so you will be qualified and eligible for the better interest rates.

 

5.       Contract Negotiations & Management

When the time comes and you find a home you want to buy, we will provide you with professional valuations based on all recent comparable sales to help you determine the market value . . . before you make an offer.

Once your offer is accepted, you will have a binding contract.  There will be times, dates and tasks that need to be adhered to.  We will manage these tasks for you to make sure everything is completed on time and in accordance with the terms and conditions of the contract.

6.       Inspections

You will have a home inspection of the home you want to buy, or certainly should, When buying a single family or townhome, you will also need a 4-Point Inspection and Wind Mitigation Report for your insurance policy.  If the property is on septic, you will need a separate inspection for that, as well as a well inspection if the property is not on public water.

We will help you schedule all the necessary inspections and accompany you at the property while these inspections are being conducted.

 

7.       Final Walk-through Inspection & Settlement

Just before settlement we will accompany you at the pre-settlement walk through inspection to make sure the property in in the same condition as when you agreed to purchase it, and that any repairs the seller agreed to make, were completed.

We also accompany you at the settlement meeting and help review the final settlement statement to ensure it conforms to what you agreed to in the contract.

As soon as you sign the closing documents, you will receive the keys to your new home!
